Overview

Project Ghiberti (One Granta) is a cutting-edge speculative laboratory and office building spanning approximately 125,000 sq.ft, crafted to shell and core standard and enhanced by essential infrastructure. Developed by BioMed Realty, a leading owner, developer, and operator of real estate solutions to the life sciences community, the project is valued at approximately £33,000,000. One Granta is situated on a prominent pitch at the entrance to Granta Park: a prestigious science and technology location in Cambridge.

The structure comprises of post tensioned concrete slabs and a steel frame to the roof, supporting the building’s curtain walling system and GRC fibre cements façade rainscreen cladding panels. The project also consists of PPC finishes aluminium framed windows and profile aluminium rainscreen cladding. Internally, a central core and timber-lined shared reception area allow the flexible and highly efficient design to accommodate a single or double tenancy per floor. A central lift lobby with sufficient lifts and stair accommodation is also present, along with toilets, showers, lockers, a disabled toilet and necessary M&E provisions.

The scheme was devised to consider WELL Enabled, BREEAM, and WiredScore class leading certifications, underscoring a commitment to exemplary standards. Conscious of environmental, social, and governance (ESG) principles, One Granta was designed to have state-of-the-art sustainability features, including 32 electric vehicle charging stations, with provision for expansion to 156, and ensures a minimum 25% reduction in carbon emissions. Sustainability is further enhanced by renewable technologies, such as air source heat pumps and rooftop photovoltaic array. The structure also boasts a full-length third-floor terrace, with outstanding views over Granta Park’s central green and beautiful countryside surroundings.
